C&#8217;est une proportion \u00e9lev\u00e9e, alors qu&#8217;historiquement, on parle plut\u00f4t de 13 fois les revenus, au Canada et aux \u00c9tats-Unis\u00bb, souligne M. Simard, qui sera parmi les conf\u00e9renciers du Salon investissement immobilier du Qu\u00e9bec qui se tient samedi au Palais des congr\u00e8s de Montr\u00e9al.<\/p>\n<p>\u00abLe taux de rendement esp\u00e9r\u00e9 est de 6%, alors qu&#8217;ils ont d\u00e9j\u00e0 \u00e9t\u00e9 de 12 ou 13%. Donc, les risques beaucoup plus importants qu&#8217;auparavant.\u00bb<\/p>\n<p>Le pr\u00e9sident du Salon, S\u00e9bastien Demers, explique pour sa part que certains investisseurs sont pr\u00eats \u00e0 mettre le prix pour acqu\u00e9rir des immeubles dans des quartiers recherch\u00e9s.<\/p>\n<p>De plus, certains acheteurs peuvent consid\u00e9rer que le prix pay\u00e9 au pied carr\u00e9 est encore moins cher qu&#8217;ailleurs au Canada, et qu&#8217;en ce sens, les immeubles sont sous-\u00e9valu\u00e9s.<\/p>\n<p>Carl Simard estime que les bas taux d&#8217;int\u00e9r\u00eat ont aid\u00e9 \u00e0 l&#8217;engouement des derniers mois.<\/p>\n<p>\u00abNous avons examin\u00e9 les prix demand\u00e9s par les vendeurs de 50 immeubles et il y avait une hausse de prix de 20% par rapport \u00e0 l&#8217;an dernier. Les taux d&#8217;int\u00e9r\u00eat ont contribu\u00e9 \u00e0 cet engouement, mais la valeur marchande a tellement mont\u00e9 que les avantages des bas taux ont \u00e9t\u00e9 \u00e9limin\u00e9s\u00bb.<\/p>\n<p>S&#8217;il y a une bulle dans le march\u00e9, le repli sera toutefois de courte dur\u00e9e, selon M. Simard, rappelant qu&#8217;il y a des cycles dans tout type d&#8217;actif, \u00abpas seulement dans les actions\u00bb.<\/p>\n<p>Si M.
